Documents
Yes, again we start with the documents. In addition to the acceptance certificate, the act of putting the house into operation, you need to get and check the cadastral and technical passports, explication, passports and warranties for the meters.
Entrance door
We check for damage, the peephole, how easy the door closes. Do the locks work, the handle is not loose or sticking, are the sealing rubbers intact? If there is a bell, it should work.
Finishing, walls and floors
You need to understand that developers hand over apartments in different conditions. If the finishing is rough, then these are bare walls. There is nothing to check here, except for evenness, the absence of cracks and moisture stains on the walls and floor. So we get out the level. There should be no unevenness on the walls greater than 5 mm, the vertical deviation of the wall should not exceed 15 mm. The deviation of the floor and ceiling slabs should not exceed 20 mm. The deviation of door openings should be 10 mm.
Pre-finishing is rare: floor screed, plastering of walls and partitions, arrangement of window slopes and the entrance door. Also, with such finishing, electrical wiring with sockets and lighting outlets is done. The quality of these works should be checked. We add a tester and a light bulb to the tools.
With final finishing, the apartment is almost ready for occupancy. Here you need to check how the linoleum, tiles or laminate is laid. Whether the wallpaper is pasted evenly, whether the doors are intact. How the locks and handles work: smoothly, without jamming.
Plumbing and faucets are in excellent condition: without stains and chips, all connections are sealed, without drips. Look under the bathtub, make sure it is grounded – a special wire is attached to the body. All taps work.
Windows
The most common problem is scratches on double-glazed windows and frames. Check carefully that:
- all mechanisms work without jamming;
- the sashes do not touch the frame;
- the sealing rubber around the perimeter of the windows are intact, without breaks;
- there is a drain outside for water;
- the mounting foam is without gaps. Ideally, it should be protected by a vapor barrier film or treated with a special sealant.
Check if there is a draft from the windows: move a lit candle along the joints. Or clamp a sheet of paper between the frame and the sash, close the window and try to pull the sheet out. And do this in several places around the perimeter of the sash. If the sheet can be pulled out, there will most likely be a draft in these places in winter.
