And all real estate is listed in Grundbuch (property register), from where you can draw all the technical information that is of interest, which is very convenient for the buyer. In addition, immovable property in Germany gives its owner a predominant right to obtain a residence permit. So, if in your plans to leave our country, then German real estate is your chance.

True, do not forget that their services will cost you a penny, and a hundred percent guarantees that you will not purchase an apartment in the “city slums”, most likely, will not give you no one. If you decide to act completely yourself, you can save, but know that even then the total taxes and one -time payments for legal services will amount to about 10% of the amount of the contract. You will also have to spend money on insurance (300-500 euros per year), annual real estate tax (1-1.5% depending on the federal land), utility bills. The latter you must pay only if the house (apartment) is operated. According to German laws, if real estate is leased, then the costs of its maintenance are assigned to the tenant. But at the same time, it will be difficult for you as the owner to interrupt the lease unilaterally, or make repairs in the apartment without the consent of tenants.
